Accessory Buildings Plans must be approved by the Design Consultant prior to construction.
Carports and/or Port Cocheres Not permitted.
Colours (exterior) Lightly tinted earth tones.
No loud contrasting colours.
Not same as neighbor on each side or directly across road or each side thereof.
Deck Finish Complimentary colour.
Deck Railings Glass or decorative iron facing golf course and/or street.
Garage Doors Remain closed when not in use. Automatic closers required.
House Address Numbers 4"-6" tall.
Lights (exterior) Complimentary to house. Distinctly high quality. Non-glaring.
Roofing Cedar shingles or shakes.
Secondary Suites Not permitted.
Street Facing Elevation Interesting and well appointed.
Windows Not mirrored.
Window Muntins Thin. (decorator divisions)

 

LANDSCAPINGTop
   
Golf Course Buffer Required along all property lines abutting golf course. Average 3 meters in width (2.4 meter minimum width and 3.6 meter maximum). Sod and/or tropical plants not permitted.
Privacy Walls Maximum 1.2 meters high. (within street facing yards)
Tree Removal Existing trees may not be removed without approval from City of Surrey.
Signage Gallows style. One owner, builder or Realtor sign on each lot. No sub-trade signs.
Yard Contents
  • No tennis courts or above ground swimming pools.
  • In ground swimming pools to be fenced and gated and screened from public view.
  • No solar energy collectors.
  • No large radio or television receivers or transmitters or towers.
  • No poles, masts or clotheslines.
  • No wrecked autos.
  • No salvage materials.
  • No commercial goods.
  • No refuse.
  • No mobile home, modular home, construction equipment, industrial trucks or trailers, boat, camper or travel trailer.

 

GENERALTop
   
Animals None other than dogs and cats or other household pets.
Building and Landscaping None to be in disrepair.
Christmas Lights Only during November, December & January.
Conduct No act of nuisance.
Roadway Cleanliness No debris, dirt, building material, crates, packing cases, sheds or equipment.
Use of Lot or House
  • No commercial, industrial, trade, business, public or private utility use.
  • No apartment house, boarding house, or rooming house use.
  • No “Bed and Breakfast” accommodation, hotel, beer parlour use.
  • No resort, store, restaurant, shop or place of trade or business use.
